Buy or rent? The answer to this question is one of the most important financial decisions in a person’s life. But it doesn’t all end there, there is another way called Rent with Purchase. An interesting modality where both the tenant/buyer and the owner can benefit from some advantages. The tenant may take advantage of any financing offers during the rental period. And the owner of the tax advantages of having a rental property until the moment the purchase becomes effective.

WHAT IS RENT WITH OPTION TO PURCHASE?
It is based on a double contract. On the one hand, the purchase and sale contract and on the other hand, the rental contract. Basically, the agreement consists of the buyer/tenant paying a purchase premium and also the corresponding monthly payments. Once the rental period is over, he will be able to decide whether or not he wants to buy the home. He will have to take into account that if he does not make the purchase, he will lose the premium paid.

The contract must include, at least, the object of the contract, the sale price that must be closed at the initial moment. You must also indicate that the tenant/buyer will be able to decide after two years of renting whether he wants to buy the home. We will also have to agree in advance on the installments to be paid and the percentage to be discounted at the time of purchase.

Some of the conditions establish that the tenant has the right to remain in the home for the duration of the rental contract. There would be the possibility of extending the contract but the purchase option would be cancelled. As for the purchase period, it can only be done within the established period, and you can negotiate with the owner to advance the purchase.

In this type of contracts the rental fee is set by the market price. The initial investment is high, since the premium must be added to the rental fee. There are times when this initial premium is not set.

Kortom: huren met koopoptie kan voor u één van de oplossingen zijn om toegang te krijgen tot uw woning.
